Looking for the best condos for sale in Myanmar?

Are you looking to begin your journey and start searching for condos for sale? If so, there are a couple of things you should know before starting your next chapter. Are you a Myanmar citizen? Or a foreigner looking to buy within the country? 

If you’re an foreigner, your choice of condos for sale will be limited to ones built on freehold land.

The first thing that needs to be done after finding the condominium apartment you’d like to buy is to check the owner has all the correct documents. After, go to the township Ya Wa Ta to confirm the landlord is in fact the owner.

You should hire a lawyer to complete the background checks on the Land owner and the apartment owner. 

Does car parking & backup generator come included in the sale?

Depending on the Developer, they’ll either include backup generators and car parking allocations when you buy the apartment. Other developers will have these as additional add-ons. 

If you’re buying a resell condominium apartment, it’s important to check if the sale will include these facilities.  If they, don’t you should check how much extra it’ll cost you to include these with your purchase.

Do I have to pay extra for access to amenities such as pool and gym?

Depending on the developer, the swimming pool and gym might be outsourced to third party providers. If this is the case, there might be an additional monthly membership required to use these amenities. 

Is there a monthly fee for management services?

If you’re buying a condominium apartment, there is a high probability there will be a maintenance fees that’ll be due monthly after you purchase your property. Make sure to find out exactly how much this will be and how to pay!

Do I pay utility charges & how?

The Management will usually deliver the utility bills directly to your apartment. Once you’ve received the bill, you’ll be able to pay this at the management office inside the building or they’ll provide you with payment details to do so via mobile banking.

Can foreigners buy a condo in Myanmar?

Foreigners can buy condominium apartments in Myanmar. However, they’re limited to freehold land. 

There are two different categories of condos for sale in Myanmar

You have the standard condominium which will include most facilities and amenities such as a backup generator, gym, and swimming pool, CCTV, 24-hour security guards and a parking space.

The other category is called a mini condo.

These mini-condos are generally put into this category if they have a lift, but don’t have a 24-hour backup generator or other facilities such as a gym or pool.
